Stylish 70ft x 12ft 9” steel hulled widebeam on transferrable Limehouse mooring (mooring transfer fees included as part of sale so no hidden or compulsory lump sum fees payable by buyer). This is a “qualifying ship” and therefore mooring fees do not currently attract VAT. This was a fully fitted vessel supplied by Viking Canal Boats in 2013. It has been sympathetically improved by us including a new bathroom with free-standing bath, new Polyfloor Camaro loc plank flooring as well as innovative storage solutions to really maximise the use of the space. The end result is a perfect sized home for a couple or a small family with a large double cabin up front, a second bedroom as well as a large open plan living area and galley. If however you were looking for a city pied-a-terre you really would be spoilt for space here. Widebeams of this quality and in this marina don’t come up often. Mooring fees are approximately £10,066 per annum and payments can be spread over 10 months. THE VESSEL J Kimber has a Webasto diesel central heating system powering radiators in all rooms (towel rail in bathroom) and can be remotely controlled via any number of smartphones. A multi fuel stove is also installed for those colder romantic nights and she is connected to a 240V electricity shoreline so the immersion and hot water supply can be operated without the need to start any other systems. She has a dishwasher and washing machine onboard as well as a hidden pop up TV and is wired with cat 5 sockets in various locations. There is large rear deck area perfect for relaxing and BBQ’s as well as a large engine bay suitable for the storage of lesser used items. The vessel is certified in compliance with the Recreational Craft Directive and comes with a variety of original manuals and instructions including detailed schematics of the electrics and internal water services. The Beta Marine 75 engine was serviced in July 2017 (engine/gearbox oils as well as all filters) and can easily cope with leisurely trips along the Regent’s Canal or the River Lea (the chimney is removable allowing this vessel to cruise the “Olympic ring” where air draft is restricted). Trips along the Thames are also possible as she easily coped with a return journey to Hampton earlier this year. J Kimber is appropriately set up for cruising having originally been specified and built to continuously cruise the London network as it has a large bank of batteries and a 3000w inverter. There is a cassette toilet onboard with a spare cassette that is stored in the additional storage space under the freestanding bath plinth. Whilst in the marina mains electricity is supplied directly from the pontoon and all standard 240v appliances can be plugged in and run just as they would on land. THE MOORING J Kimber comes with a transferrable mooring in Limehouse Basin. The marina has mains-fed electricity, broadband WiFi, water supply at the pontoon as well as both elsan and pump-out facilities. It is a secure gated residential pontoon with a number of other boats, offering a sense of community and tranquility with other boat dwellers that is rarely achieved in such a superb location. LIMEHOUSE Limehouse is a very desirable area in London with quick public transport links to the City and Canary Wharf. There is both a DLR station and a mainline train station (serving Fenchurch St) which opens up a variety of public travel options East or West. The DLR also links to the “orange” overground at Shadwell which covers the South/North just a few minutes away and there are numerous bus routes within a short distance of the marina. Limehouse has historic riverside pubs, artisan weekend food market, great cafes, good variety of restaurants, two community/arts centres, a concert hall and a Pure Gym. There are also two cinemas at Canary Wharf along with extensive shopping opportunities. There is plenty of green space with a small, pleasant local park, and both Mile End and Victoria parks are only a short distance along the canal path.
