54ft spacious Semi Trad 1989 Narrow Boat Currently berthed in idyllic settings of Bowling harbour on the entrance to the stunning Forth and Clyde Canal about 9 miles west of Glasgow and 6 miles from Loch Lomond National Park. Mooring may be available subject to discussion with Scottish Canals. There is a train station 10mins walk with a 22-minute commute to Glasgow City Centre.It is currently laid out as 6 person, two cabin (4 x single or 1 x double plus 2 x single) with the lounge sitting area and one of the cabins both able to changed into a double bed. Description.Entering from astern there is a large platform above the engine room, great for when you are cruising with plenty of deck space. Entering the boat you have storage area for tools on right-hand side with inverter on left-hand side. The first cabin follows with two single beds (can be arranged as a double) with a sink to your left. There is storage both under the installed isngle beds and in two x drawer under the sink. Moving through the boat you enter the second cabin similiar to first with two single beds, storage underneath and a wardrobe with a second sink installed. Moving through the boat you have the toilet on the left-hand side and the shower on the right. This area can be closed off for privacy. After which the Galley is then entered with a four-ringed gas cooker on left-hand side (with oven and grill) with fridge next to it. Next is a large prep area and storage for consumables under it. The sink is opposite with further storage. Moving past galley you enter the lounge area with seating (and further storage underneath) for four and installed flat screen TV on right-hand side. You leave the boat by a door installed on right-hand side to a large bow area (carpeted with artificial grass) making for a pleasing public space for dining. The water tank intake is on left-hand side. There is further storage in the bow locker. Blackened in February 2018. SurveyA marine survey was undertaken in February 2018 indicating no serious issues. It will be available to those who view the boat and are serious about purchasing. The survey will not be available otherwise and nor will be emailed. BSS Safet Certificate.BSS Safety Cert newly issued expires July 2022. EngineEngine Thornycroft 15cc 4 Cylinder diesel engine. A Sterling Inverter was installed a few years ago.HeatingRosemary benefits from a diesel-fired Eberspacher heating system with 3 x radiators (one in the living area/kitchen. I Was on her during the “beast from the east” storm in February and the boat heated up nicely with the very efficient Eberspacher. She is insulated with polystyrene reflecting practice when she was built. No stove installed.
Hot Water SystemHas a hot water system for hot water during the colder months. Ther are three sinks installed, one in Galley and one each in each of the cabins going astern.
Cold Water SystemLarge capacity (not sure of exact capacity but lasts me (/4 weeks continuous liveaboard with Shoreflo water pump. There is a water filer fitted for drinking water.ShowerSpacious hot water shower installed, hot water and good flow drained with a pump. ToiletCurrently, I use the Thetford portable cassette toilet (there are two cassettes, one for use and one spare.) There is a pump out tank installed that is not in use but am sure would not take much to bring back online should the new owner prefer. As the boat is moored next to facilities I never got round to fixing up the pump out tank. There is a refrigerator installed. Shoreline 12v with small freezer compartment. Headroom is 190cm or 6ft 3″ so plenty space for most. All in all Rosemary is a fantastic spacious 54ft in a great condition ready to go to her next owner with no work needed (with the caveat that it is boat so there is always something to be done) except perhaps an external paint which I have not got round to doing. Newly decorated throughout with carpet lining installed and a fresh coat of paint. New curtains also installed giving a very modern feel.Perfect as a liveaboard, weekender or pied-a-terre.I am happy to arrange transport at cost should a potential buyer which to move Rosemary off the Forth and Clyde Canal. For example it would be around £1.5- £2k to move Rosemary to south east / London area. (Crane out, haulage, crane in).
