* 57FT NARROWBOAT – NEWLY FITTED OUT TO A LUXURY SPEC *Boat Name:          JUST THE SAME Please see the pictures for reference.For sale is our 57ft narrowboat this was fully re fitted last year to a high speck as we lived on her for the summer we would have stayed living on her if it was not for my partner getting pregnant and we now have a new born and a 3 year old. We did not want to live on her with a baby but the 3 year old loved every minute of the time exploring as did we.Anyway boring bit over.- Hull fully re painted 2021 Bottom Re Blacked 2023 and 2024 after 200 miles 150 locks.- Continuing on the outside the boat has a combination lock to the rear a new escape hatch in the middle and locked side hatch with bolted front doors internally.- 4x sola panels with a combined 280w of charge- 3x brand new 2023 100amp hour gel sola battery’s with all new cabling- auto transfer rely from leisure to engine to charge both when you are not using the boat- 1x 120amp hr engine battery- 1x 120 engine battery not connected but charged as a emergency battery- Engine is a 3 cylinder Kubota engine maranised this makes it perfect for parts as they are mini digger enginesthis has had lots of work done last year to make it perfect for us living on her- Work carried out new head gasket core plugs replaced new breather pipe and water pipe to add a temperature sensor and gauge with over heat alarm- New bigger 150amp alternator- New belt pulse sold with a spare on board- New injectors x3 nep fuel rail and feed pipes new fuel pipes from the tank- New stern gland seals 2023- In the engine bay is a 240 cable just under the hatch to hook up to shore power if needed (we never found one so never used it)- new auto bilge pump with manual pump and a new over ride switch on the panel- Webasto heater working but not currently connected as we never needed it in the end as the hot water is ample from running the engine for 30 min gives you hot water for min 12 hrs and stays warm for longer. When the engine runs it heats the hot water and charges all the batteries but also feeds electricity direct so when the engine is running its using the power made rather than the battery power- New in 2021 3000w inverter 6000w peak to peak- New mttp solar charger Photonic universe 30a with controller. The batteries are the same brand and for your info the batteries are the same as victron but photovonic supply victron- New 2023 electric system switches and fusing mostly re wired new led lighting throughout – New bedroom reading lights- USB chargers in every room: excluding bathroom and bedroom 1 has voltage readouts to keep an eye on the status- New stereo with JBL speakersBEDROOM ONE- Bedroom one at the rear with fitted wardrobe and 3 under bed draws. The opposite side has a holding tank for the Sh*$ toilet waste- The benches have cushions for day use and 2 new Domeo memory foam single mattresses that plank in the middle to make a double. This fits in a 6ft person perfectly (Me)BATHROOM- The bathroom was newly refitted 2023 with a fitted sink with cupboard space as we were living on her this was so important to us to have fully working shower and flushable toilet- The shower has a mixer tap and is pumped to flow is perfect a special bilge pump tank is fitted to pump water for the sink and shower out- The toilet is also new 2023 its a high end porcelain macerator toilet with pump and running water on the flush- LED lighting in the ceiling- 1x small radiator in this room plumbed to tank but not usedBEDROOM TWO- Bedroom 2 is next with a raised bed to allow for storage sliding cupboards under with the fresh water tank to the rear of the cupboards- New fresh water tank pump and filter 2023 in the bedroom is also a small radiator plumbed back but not used all new- 1 x led light – The bed is a small double with a Domeo memory foam mattressKITCHEN- Brand new fitted 2023 with lots of cupboard space and over work surface cupboard with us living on her this was needed- New 2022 shoreline 12v fridge low power but worked perfect – New 2022 thetford 3 ring hob- 2x double 240 sockets with USB chargers- USB separate chargers- LED lighting all areas switched per room- New 2023 sink and taps- New 2022 thetford gas ovenLOUNGE- New Samsung 32 inch tv with new areal swivel mount and tilt to see wile cooking or in living room. We used an Amazon fire stick for internet tv films ect. (NOT INCLUDED)- New 2023 sofa bed 2 seater makes a small double pull out bed- Tilt down fitted table with fold down chairs what store behind the table for space saving- Mosa stove is 5KW its VERY hot if fed to much initially I had the radiators fitted in 3 rooms and after a short time I realised it was cheaper burning free wood collected along the tow path along the way rather than running the engine for heating or Webasto. We never needed the heating on as the stove heated the boat throughout. On cold days we never had it off and filled it up once heated just toped it up. We used the top of the stove to cook on with the copper kettle to save on gas but really because it was nice it was free. The fire surround is newly tiled.OUTSIDE FRONT- A step up to the double doors that lead out to the front of the boat that is artificial grass and new seat planked 2023- The front has storage we used it for wood, hose pipes, ropes, fenders and chains.- New all round fenders including chain ones on front sides and new bumper fender. OUTSIDE REAR- The rear storage is index seats where it has a 2 bay gas locker that fits 19k bottles in 2 provided about half full ish if not more each- Battery bay either side and storage for pain oil and bits to- She also comes with bits of spares and anything related to maintaining herEXTRAS AND ADDITIONALS- She has a 4G router with a high gain puck antenna that gives you WIFI on and off the boat internet within for WIFI calls and built in GPS for tracking I never used the tracker. I used a contract unlimited sim this will not come with the boat but i’ll advise and help with this part.This boat was really looked after buy the previous owner as she is a coal craft hull 1991 and had a survey done before I bought her. She has no leaks to the hull ect and is in an outstanding condition. Unfortunately, the previous owner has the survey report which I do not have access to.I would be happy to provided a disclaimer if you bought her and had a survey. I would guarantee if a survey was done within 3 months of buying her subject to this been done at Braunston marina. That if hull work was needed I would pay towards this up to the value of £5,000 (five thousand pounds) if full asking price of the boat is offered.Work conducted on the boat was by auto electricians a shop fitter for the fit out and was done to the highest of standards.The whole re fit cost over 20k last year.Engine work was carried out by Rose Narrowboats at Rugby and then other parts that they did not have time to do due to our schedule were done by Braunston Marina including the stern gland work too. I spent around £1500 on engine bits and £1600 on solar charger and batteries.- New search light for tunnels or winter see image.- We used modern paraffin lamps which we wanted, however this was subject to our choice and these will be removed should you not want these. She is an older boat with a new fit out but she is great fun and has brought us memories that will last for ever and a new baby.
