Plenty of storage space. LED mood lighting.Bathroom has full size bath, sink and toilet. Shaving mirror, shelves, etc.Underfloor heating fitted throughout the whole boat. Everything is high end, the kitchen is a high spec, all appliances are too. The TV is LG, stereo is Teac, sofa bed by MADE.com, taps are by GROHE, you get the idea… it’s well designed and will last.The boat was completely gutted and restored 18 months ago. Only selling as I want the funds to now do another boat project I have on the same moorings. So I will be your neighbour! And can help with everything to make it smooth and easy for you.The mooring has a gated entrance and is fully serviced with water and electricity, post box and elsan emptying point. There is also a broadband and telephone line! Fibre broadband is possible.I started to get the boat ready last month to Airbnb, but I have a few changes in life at the moment and want to just sell it now. However, I would consider a long term rental.This boat is literally home to home (on water!). It has everything you need, just like an apartment or house. Just at a quarter of the money! How much are the moorings per month – £500???????? What’s the best cash price? Don’t do this… come and see or call me to discuss! I am open to sensible and serious negotiations. A non returnable deposit if 10% will be required to avoid time wasters. I live on this boat with my young kids, it’s not a toy for me. So I need security and honest buyers.? How quickly can you move in? I could make it work in as little as 14 days from date of payment. Maybe quicker. Ideally, 28 days would be good for me to move out.???? When was survey done? I don’t know, hence low price. Allows for any future work to be done.????????????? What needs fixing or replacing? It’s ready to live in, I live here full time unless travelling for work. If I changed anything, the next thing would be to fit double glazed windows, been quoted £2000. Got the designs, valid estimate and contact details. However the windows are useable, just be nicer with them changed. They was supposed to be done September 2023 but y work got busy and didn’t get around to it.???????? When was it last painted? In 2022. The bottom in black, the top in goose wing grey. It could do with a recoat of paint, but as you see in pictures it’s still clean and tidy in general. It’s not desperate to be done.? Is the mooring freehold? No, of course not! Freehold London moorings are over £400k. It is owned by the canal. You rent it only at a cost of £500 a month. Cheap for London. Electric is Pay as you go, with an app. Water is included in mooring fee and is feed directly to boats on board water tank. Gas is by bottle, only the hob is gas so a bottle lasts over 6 months. Hot water is provided by large immersion heater. All tanks are new and the water is drinking water.???? Is there an engine fitted? There is no engine, it was removed long before I bought the boat. It didn’t bother me as I wanted sensible priced London accommodation. The engine room is at the very back of the boat, this is now a handy storage room. But it could be re engined, probably cost between £2000 to £5000 depending if you go used or new. Another solution that people are doing is using an outboard engine. Personally for me, it’s a floating home and I have loved every minute living here.In relation to the work I would do, I can arrange for the the new windows and repaint exterior for the new owner, at a additional cost. The boat is priced cheap to allow all the above.You can literally just move in, it’s not needing any immediate work. Nearest train stations are Southall in Elizabeth line, or Osterley on Piccadilly line.Cheap London living, yet more cool and peaceful, with nature all around, than any over priced London flat or house.
