Built in the mid 80s – exact year not known – by Hancock & Lane? Engine – Lister ST2M? 45 foot cruiser stern narrowboat? Boat Safety Certificate (BSC) – certified June 2021 recently passed new certification until 26/06/2025 passed on to new owner.Layout – back to front:• Cruiser stern with metal plates over engine bay/bilge• Engine is a Lister 2 cylinder air-cooled. Recently serviced with new fuel filters. Spares included.• Gas locker has been removed & now houses 2 Mercedes batteries. These batteries were new last year. 1 being used for the starter, the 2nd for leisureSteps down to following layout (please note, this is a currently empty interior):• Entrance and kitchen area with sink waste pipe installed• Laminate flooring• Main fuse board, master switch & cabin switchesInto…:• Toilet area. 12v water pump fitted & working. Shower pump supplied but not fitted. The toilet has been plumbed in and is working. This is a sea toilet and benefits from a cross-over valve that will allow waste to be pumped into the tank or exited out of the boat (tidal waters. local by-laws). This cross-over valve can be locked into position to prevent accidental fouling of the waterways.• The toilet tank can be pumped out via an outlet & vent tube in the roof (items included but not fitted)• Currently this area will need to be boxed in and one window will need replacing. Some of the wood is on the boat to do thisMain living area:• Bedroom/living area: Double rock n roll bed.• Door to front deck – currently secured & not used but could easily be returned back to a door again.• The water tank is currently at the bow of the boat. Although full of water I would consider it unserviceable. There is an option that an auxiliary water tank can be fitted to the-main plumbing or if you have the facility it can be plugged into mains water at this point to supply a constant feed. This is how the boat was set-up previously. There is no reason why the original tank could not be reinstated. It will require a good clean out and conditioning.Essentially this boat is a blank canvas. Although we have started to plan the layout this could easily be changed. The previous owner decided on the central waste water tank as this has the benefit of not affecting the boat stability when full and it allows for an easy, safe pump-out having the outlets positioned in the centre of the roof.The hull has been pressure-washed and prepared for blacking which has now just been completed (see photographs) on the bottom and sides of the hull, the boatyard advised blacking and the fitting of four new anodes on the hull, New weed hatch has also been replaced and paid for. Regular blacking is recommended every 2-3 years.I’m very happy to take serious buyers out on the boat.We’re advised by the previous owners that the Lister air-cooled engine will run on various oils/fuels – this includes bio-diesel. Lots of people choose air-cooled engines as they shouldn’t suffer from the usual canal boat problems of overheating.All of the gas has been removed off of the boat however the boat has just been issued a new BSC on the 27/06/2021 and is good for another 4years until 26/06/2025.The Hancock & Lane boats were considered to be built from an excellent grade of steel.The mooring:The mooring does NOT come with the boat – it is a private club mooring The boat, when purchased, would need to be removed from this mooring. This could be as simple as moving it to the other side of the canal where there is ample space.You will only need to licence and to insure the boat.Once the boat is licensed you will be able to use the canals and waterways, mooring up for usually a 2-week period and then you will be required to move on. This allows very cheap living expenses within Central London.
