Offering for sale a 70ft static narrow/house boat, built in 1981. I bought it in 2004. It has a steel hull and superstructure. The interior has been altered to suit a growing family.At the front of the boat is a small deck big enough for a small table and chairs which leads into a large galley, through solid oak doors. The lounge has oak floors, wall panels and cabinets and comprises of large dual aspect secondary glazed windows, allowing great views of the canal and wildlife. The lounge does not have any fixed furniture so offers the new owner flexibility on layout. As the boat is being sold due to a move abroad the current furniture is included but can be disposed of if not needed. At the end of the lounge is a solid fuel stove.The oak flooring continues into the kitchen, which has a free standing gas cooker, fridge and microwave. The kitchen has in built cupboards and tiled splash backs and work surfaces. There is a Morco gas water heater which is currently not in use. Kitchen hardware can be left if required.Leading on from the kitchen is a walk in wardrobe, housing an electric immersion heater. Originally this room was a single bedroom. This room now provides excellent dry storage space.The bathroom has a bath, chemical toilet and a small sink. There are fixed shelves, wall baskets and retractable drying line. The bedroom has solid oak floors, a fixed double bed with thick memory foam mattress and storage space underneath. Currently there is a metal framed cabin bed in the bedroom which can be easily removed if not required. This space was used originally as an office space before the increase in family.At the end of the boat is a utility room which has a freezer, water tank and storage space for hoover, laundry etc…Heating and hot water are provided by the wood burning stove with back boiler. The central heating pump delivers heat to radiators in the lounge and bedroom. A heat exchanger provides free hot water, when the wood burner is being used. When burner is not lit, the hot water is supplied by electric immersion element or Morco gas water heater (which is currently not in use). Outside on the mooring there are a few storage sheds, one of which houses the washing machine and tumble dryer. Each mooring has water, electric and telephone line. The wood pile should be sufficient for the start of the winter, a local tree surgeon delivers the wood free of charge (will pass on his number), so really low energy bill – bonus!! The Elsan point is located just outside the moorings.
