At the end of June 2020 I bought this beautiful 30ft narrow boat down in Norfolk and popped her on the back of a lorry all the way up to bonnie Scotland. As my first tiny home project, (@tiny_home_n_away) I restored this amazing space inch by inch and a year later ‘Primrose’ proudly sits on the beautiful Scottish Waterways ready to be enjoyed by a new owner either as a full time residence or holiday home/rental.She currently has a residential mooring just outside of Glasgow, but can be craned out and transported anywhere in the UK at the buyers cost.Basic info:Year 1987Length 9.14m / 31ftWidth 2.07m / 6′ 10"2 BerthEngine: BMC1500 Diesel 999 BHPDC and AC powerSteel hull with surveyBSS due May 2025Primrose was the last boat to be built at Sileby Mill Boatyard, Leicestershire before it burn’t down.The engine has been fully serviced and runs perfectly. It’s had a new fuel pump, fuel filter, oil filter, air filter, fuel pipe, radiator hose, starter cable, starter battery, alternator and engine wires. I have installed new water temperature, oil and voltage gauges on the control panel and had all controls freshly rewired. Controls include an ignition switch, glow plug, tunnel light, engine light, engine fan, sump pump for bathroom and water pump for mains water. Please note that the bilge pump is automatic.Bilge pump, waste and water pumps are all brand new.The boat can be powered either by DC or AC voltages. Please note that all of the boat’s appliances are AC and the system has been installed by a qualified electrician. I have installed a 3KW inverter with inbuilt battery charger to convert the 3x 110ah leisure batteries – DC power into AC if the boat ever needs to run off-grid or a bollard isn’t available. Otherwise, the boat runs off of 240v mains via a Victron shore plug, galvanic isolator, Victron Isolation Transformer (3600) and breaker boxes. There is also room for a solar power set up.The boat has 6x twin sockets, 2 of which have USB charging points and there are 5 LED flush ceiling lights that can be controlled via 2 seperate dimmable switches.The boats interior has been finished to a high standard and hand-crafted, which gives it a unique style . The ballast has been replaced and recalculated to give the correct balance and weight. All the windows have been up-cycled and had the glass replaced and resealed giving the boat a lovely vintage feel and keeps the rain out and warmth in. The interior steel shell has been taken right back and primed with Jotun primer. It has then been heavily insulated with 3cm insulation board thats keeps the boat cool on hot days and snug on cold days and nights. There is also an original Victorian log burner stove that heats the boat up within minutes and keeps it snug overnight.The boat has a small toilet and shower room with compost toilet. The gas water heater supplies the boat with hot water and there is a 400l water tank under the bow.The kitchen features a lovely Belfast sink and plenty of storage space in the kitchen cupboard or under the Belfast sink.The main berth is slightly smaller than a double as it narrows in design at the stern, but there’s also a standard double pull out sofa onboard, so the boat can accommodate up to 4 people. Under the main berth there are two storage compartments with hanging space.The boat’s exterior has also been taken right back to the steel and primed with Jotun Vinygauard Silvergrey 88. The exterior cabin has 3 layers of Ivory White Marine paint and the hull has been blackened with 4 layers of bitumen. Four brand new anodes have been placed around the hull. The propeller shaft is brand new and custom made with an anode collar. The boat has a bow fender, stern fender and 4 side fenders to protect it against other boats and jetties.Any questions please email me.
