Welcome to the boat “Bankside”. A live aboard that was launched in July 2022 and it has a four year boat safety certificate. All work was carried out by registered trades people.Fully painted inside and out with 5 coats of paint so the metal hull is covered. Also 4 coats of blacking on the hull inside and out with 4 large anodes. Boat was completed Christmas 2023. With the connection to the water across the balcony deck every day, it has been a very relaxing place to be. My morning coffee sitting out on the deck at the water contemplating a new day is quite nice! The decking is composite so no maintanance, mop clean. There is a glass surround which acts as a windbreak and suntrap but does not obscure the view of the water and wildlife. It does also prevent the swans pecking your feet!!!The width is 7ft. Length is 50ft. Water draft is 14 inches. Very low draft could be moored in a puddle. Air draft is 6ft 2 inches. Hull metal thicknesses – base, front, back plate – 10mm; Side Plates – 8mm; Cabin sides are 5mm; Roof – 4mm. The water tanks hold 500 litres.Inside she is very warm and cosy with gas central heating – combi boiler which is very economical to run, cheaper than coal and lot less messy! In the winter if you live aboard full time, the heating gas bottle lasts 2-3 and in the summer you will only need 2 bottles all summer. The cooking gas uses 2 two bottles per year. The heating is thermostatically controlled, just set the timer and forget it. The insulation is very high grade building foam board with reflective surfaces on both sides. The walls have 60mm foam and the roof has 40mm foam. Much thicker and thermally efficient than spray foam. When it snows, it stays on the roof for 3-4 days whilst it has gone the surrounding narrow boats. The internal walls are 12mm plywood. The cabin width is 6ft 8 inches. The cabin height is 6ft 9 inches. All of the internal walls are painted with vinyl matt emulsion so are wipe clean. As you come in to the boat there is space for two armchairs or a two seater sofa. I have not got them as I have not sat down since I started the boat!!The country kitchen diner is bespoke hand made from solid timber and is made to last a lifetime. The work surfaces are ceramic framed with copper trim and copper splash back and has a Belfast sink and copper mixer tap. The cupboard under the TV is plumbed to take a washing machine but currently houses a freezer. The washer is outside in the shed. The cooker, dishwasher, fridge, freezer TV are all included in the sale. The bedroom enjoys a spacious walk-in wardrobe with ample shelving, hanging space and drawers which are included in the sale. It has it’s own window with natural light keeping it light and airy. The bed space is 4ft x 6ft 9 inches and will take a standard double bed (the bed in the pictures is not included in the sale). The wall at the foot of the bed will take a 44 inch TV. TV socket, USB and power outlet is fitted. There is also a phone charger shelf. If you do not want a TV in the bedroom you could fit bedroom cupboards instead. The bathroom has a walk-in shower, 800mm x 800mm with shower wall board for easy cleaning. The vanity is surrounded by mosaic ceramic tiles with a mirrored bathroom cabinet above. There is a radiator to ensure it always warm and cosy. The rear service deck houses two gas bottles, water inlet and the mains power inlet. The chequer plate deck lifts up with the assistance of a hydraulic ram. The space is currently used for batteries and storage but could house a pump-out toilet system as well. The compartment is water tight and vented to the outside with a pair of ladders to access the roof.The roof is clear of clutter with centre rope points under the gutter to allow the installations of solar panels. The boat comes with it’s mooring if you need it. The boat has no engine however it does have an outboard motor bracket. When launched at Pillings Lock Marina two miles away, as this is a static house boat, I towed her to this marina with no bother. The boat behaved itself very well with very good manners. The boat can be towed back to Pillings Lock and lifted out of the water there and onto transport to take anywhere you would like. A tow can be arranged from this marina with a good friend or you could try Tony Tug Boats or arrange it with the Canal & River Trust who will make all of the arrangements for you. Double glazed windows with 20mm K Glass units. K glass reflects cold and heat. The windows and the insulation together, makes very good thermal and soundproofing.
