Macwester Rowan 22 Sailboat

Here for sale is my Macwester Rowan 22.  I have owned her about 4 years – it has been a really good boat.  It sleeps 4 (2 in the front cabin and then the sofa makes into a double) but we regularly go out just for the day with 6 people and still sails and handles really well.  When I bought it, it had a very unreliable diesel engine which I removed – she was then taken out of the water, the prop was removed and the hole was professionally taken care off, and the whole of the underneath was anti-fouled.  As the mooring dries out at low tide I can see most of the bottom and believe the anti-foul is still ok – could do with a bit of a clean though.  Boat is generally in good condition – everything works as it should but could just do with a little TLC here and there.  It now has a Johnson 9.9 2 stroke outboard on a moveable bracket on the stern with remote controls in the cockpit.  This is far more powerful than the original engine and is a pleasure to operate and has never let me down.  During my ownership I have also fitted a Furling Genoa, new wind vane on the top of the mast, relined the interior.  The anchor is oversized for the boat and holds her very well – we have spent many a night at anchor with no concerns at all.  The gas stove in the boat does work but is not connected to the gas supply as I have diverted it to a new gas heater which comes with the boat and keeps it very warm even on the coldest night so instead of the stove there is now a single burner that comes with the boat.Nearly forgot to mention I have also fitted a Garmin chart plotter which is loaded with maps for the East Coast of England.  It also has working depth gauge and onboard compass and VHF Radio.The boat is currently moored at CRS Marine which is in Heybridge Basin near Maldon, Essex on the river Blackwater (which opens out to the sea by Bradwell Power Station).  I have had the boat here the whole time I have owned it – the Marina is run by a guy called Clint who is a very nice helpful guy, who will always lend a hand. He has a crane which can be used to lift the boat out for maintenance.  I have spoken to Clint and he said he is happy for the boat to remain where it is if the new owner so wishes, but he would like to have a chat with them before this is finalised just to make sure he is happy and you are happy.  The cost is £115 per month – this is payable quarterly.  Next payment is due end of this month which I will pay and I will also pay 1 month extra until the end of October so the first bill the new owner would receive would be 1st week in January but would only be for 2 months.  If you do not wish to keep the boat at this marina it can be lifted out on to your transport at a marina in Maldon – I can assist with taking the boat there if the new owner is new to boating and arrange the lift but the new owner will be responsible for the cost which is £150 (Clint’s crane has no access to the road so could not be used to load onto a trailer – it is a static crane hemned in by buildings)Forgot to mention boat comes with Furling Genoa in average condition, battened mainsail in very good condition which has roller reefing.  Also have a storm sail.  Boat comes with cockpit cover as seen in the photo’s, frame is stainless steel and in excellent condition, the cover is still functional but could do with replacing.If you wish to view I am available this SundayAny questions please message or call Barry on 07875114442 – please do not use the number at the top of the listing as this is my old phone but I can’t seem to remove the numberCash or bank transfer on collection (NO PAYPAL)
